Hello Rio Grande Valley! Let's Soft Wash Our Roofs.

Thanks for reaching out and taking the time to learn/research about roof soft washing. Below you'll find a quick and clear explanation about roof cleaning, and the best procedure to use when cleaning your roof.

Roof Soft Washing

Next time you drive around the beautiful valley, look up and stare at the roofs that cover our homes. You will notice a dark shadow hovering above them. This "shadow" is a bacteria called gloeocapsa magma (algae), and it feeds off the limestone that is in your shingles. The high huminity and temperatures that we encounter in the valley enhance the growth of this bacteria.

Properly maintaining your roof means the possibility of your roof lasting you more years. When your roof is clean, it is much easier to identify potential work or minor repairs that might need attention, before it’s too late. If it is too late and damage occurs to your roof, you will want to file a claim with your insurance. However, some insurance claims on roofs do not go through if there is evidence that a roof has not been properly maintained or kept up with. Providing receipts of a professional pressure washing service will help you in the future if you ever had to make this type of claim.

Keep your roof looking like new by SOFT WASHING your roof ( NOT POWER WASHING). Shingle roof installers as well as manufacturers,  recommend soft washing as the ideal method to clean your shingled roofs. Power washing your roof can blast granules off your shingles causing issues in the future.

Algae Stucco Washing

Exterior Algae & Mildew Soft Washing

Algae and mildew both grow in areas that are damp and organic. So, wood siding (because it’s organic) will be especially susceptible to this issue. But other forms of siding are not necessarily immune.

While vinyl and fiber cement are not organic substances, they can both accumulate dust, dirt, and other small specks of natural materials. Those sticky drops that you find on your car at certain times of the year? They consist of tree sugars and sap. They can land on your vinyl and fiber cement siding. And algae and mildew can form on those small specks of tree sap and sugar.

What are Algae, Moss & Mildew?

Algae is a photosynthetic organism that grows in moisture. You may recognize it as the green growth atop a still pond. Some forms of algae are harmless, but other forms generate unhealthy toxins.

Mildew is a fungus that commonly grows on plants and other damp organic materials, such as paper and leather. It can grow even on the tiniest bits of organic matter.

Mosses are small flowerless plants that typically grow in dense green clumps or mats, often in damp or shady locations. The individual plants are usually composed of simple leaves that are generally only one cell thick. Pulling moss roots straight off ceiling shingles may cause damage to your roof shingles by removing small granules from the shingle.

Why are Algae & Mildew a Problem?

Mildew can damage your home, whether it grows inside or outside. Some materials are more easily damaged by mildew than others. Mildew and or algae will literally eat away wood over time. Almost all materials will be damaged by mildew and or algae to some extent given enough time

Pressure Wash or Soft Wash?

A lot of variables are involved when cleaning a roof with a power washer. For starters, if the output pressure of the machine is not regulated properly, the high water pressure can significantly damage roofing materials. Then there’s nozzle size. If the proper nozzle is not used, the output spray could be too harsh for the roofing.

Power washing algae or mildew is recommended for exterior walls but not for your roof. High amounts of pressuse can wash off granules off your shingled roof.  Furthermore, high pressure water can find its way into the plywood causing leaks inside your home.

Best alternative? Actually, soft washing should be your only alternative. When thinking about washing your roof, avoid power washing. We only use low pressure for cleaning. In fact, the pressure that is used does not exceed the pressure that comes out of your garden hose.
